The management staff are pleasant during the sales process, but things really change once you are tied into a lease. If you don't mind unnecessary & inappropriate intrusions into your personal life and personal space, then this property is for you. Further, don't expect a quiet resort experience because the area for the property has significant noise issues. It seems like you could spend your money elsewhere for a better location with more effective and pleasant staff. The available parking is completely inadequate for the number of units and should have been more thoroughly planned for a brand new complex. The complex is less than 50% full, and parking is already a significant issue. The management staff will attempt to force you to park your vehicle in your garage by conducting announced inspections of the garages to ensure that a car can be parked in there; however, there is never any enforcement of actually using the garage for a vehicle. The management staff will monitor the length of time that your visit ors vehicles are parked on the property and will place a notice on the car for towing within 24 hours. The result is that you are forced to keep your personal garage space tidy enough to pass their inspection. Generally, I think that my personal space should be able to be as messy as I want, as long as it does not endanger others. Their security guards are rude and attempt to enforce the rules while completely ignoring more important safety issues and violations. The security guards do not catch people having sex in their car on the main street through the complex. They do not monitor the grounds well enough to catch non-resident teenagers loitering in the stairwells at 2 AM. The security did not prevent a 3-gallon bottle of water from being stolen from the hallway in front of our door. Nor did the security prevent someone from vandalizing one of our vehicles parked on the property. However, they do find it necessary to berate a resident who might be allowing their dogs without a leash to use the bathroom in a grassy area after midnight. Neighbors can often be noisy, but not more than any other apartment-living experience. However if you live near one of the many BBQ grill areas, expect louder conversations, sometimes large groups, and food and/or cigarette smoke. Any or all of these issues may occur and not usually at a convenient time for you. There are several of these areas throughout the property, which seems like a nice feature, but the layout of the property and landscaping design does nothing to shield the noise and other environmental issues. Also, the park/basketball area can be especially noisy with several people and loud voices... even at night and the security guards do not seem to prevent this from occurring. The noise issues are not necessarily from neighbors, but from the proximity to nearby freeways (CA-55 and I-405) and John Wayne Airport. Especially during rush hour, you can expect to hear the freeway noise throughout the property. The airport noise is not 24 hours because the airport closes by 11 PM, but the take-off noise is significant in the early morning hours because the airlines are under noise abatement procedures to prevent too much noise over the areas toward the coast, which means that the noise is sent back across I-405 to the area where the complex is. |
